How much does a floor plan cost in the UK? (2026 guide)
Prices last checked: October 2026.
If you’re selling, letting or advertising a holiday let, a floor plan is one of the first things people look for. Rightmove’s research back in 2013 found more than a third of buyers were less likely to enquire about a property without one. So what should you expect to pay?
The honest answer: anything from a few pounds to well over £100, depending on who draws it, how it’s measured and how the price is worked out. Here’s what we found when we looked at UK prices in October 2026.
Quick answer: UK floor plan price ranges (October 2026)
| Type of floor plan | Typical price range we saw | What you get |
|---|---|---|
| Drawn from your own sketch (remote redraw), budget services | about £5–£11 per plan, often plus VAT | You measure and sketch; they draw it. Usually delivered the same day or the next. |
| Drawn from your sketch, mid-market and international services | about £15–£45 per plan | Similar service. Some price by property size or charge more for faster delivery. |
| 3D floor plans | often an extra £10–£16 on top of 2D in the UK, and some services charge per storey | A 3D view of the layout |
| Measured on site by a surveyor or photographer | about £50–£99+ | Someone visits and laser-measures the property |
| Photography plus a floor plan package | from about £85 to £199 + VAT | A visit covering photos and a measured plan |
| Do-it-yourself software | free basic versions; paid plans and agent subscriptions vary widely | You draw it yourself |
These are ranges, not quotes. Prices change, and some of the lower figures are “from” prices that rise for bigger homes.
Why prices vary so much
1. Who measures the property
The biggest difference is whether someone visits. On-site measuring takes travel and time, which is why measured plans typically cost £50 or more. If you measure and sketch it yourself, the drawing alone costs far less. (Here’s how to sketch and measure your home.)
2. Per plan, per floor or per property
This catches a lot of people out. Some services charge:
- per plan, which may mean per floor
- per floor or per storey, especially for 3D
- by size, with a bedroom count or square-footage bands
- per property, one price however many floors
For a flat, it makes little difference. For a three-storey house, a per-floor price can triple the cost.
3. 2D or 3D
A 2D plan (colour or black and white) is the standard for property listings. 3D plans usually cost more, often £10–£16 extra in the UK, or a charge per storey.
4. VAT
Many floor plan prices are quoted plus VAT, so a “£5” plan becomes £6 at the checkout. That matters if you can’t reclaim VAT, which is the case for most homeowners selling privately, many landlords and smaller holiday-let hosts. VAT-registered agencies can usually reclaim it, so for them the ex-VAT price is what counts. (This is general information, not tax advice.)
5. Speed, extras and revisions
Express delivery, logos and branding, furniture, extra amendments and larger homes can all add to the price. Check what’s included before you order.
A worked example
Say you’re selling a three-storey house and you’d like both a 2D plan for the listing and a 3D plan for social media.
- With a service that charges per floor plus VAT, and more again for 3D, that order could easily cost £15–£60 or more, based on the prices we saw.
- With a per-property price that includes every floor, it’s one fixed price.
Always add up the whole order (every floor, every style, VAT and extras) before you compare.
When is it worth paying for an on-site measured plan?
A plan drawn from your sketch is ideal for marketing a property: listings, brochures, letting adverts and holiday-let pages. Pay for a professionally measured plan if you need:
- an accurate official floor area (for example for a valuation or legal document)
- lease plans or plans to a specific standard
- plans for building work or planning applications (use an architect)

Frequently asked questions
Is a floor plan a legal requirement when selling a house in the UK?
Not as such. Property listings should tell buyers about the rooms and their sizes, and guidance says agents may use a floor plan diagram to show room sizes instead of written measurements. In practice, buyers expect one.
How accurate is a floor plan drawn from a sketch?
It’s as accurate as the measurements you supply. Plans like this are for illustration and marketing, not a measured survey.
Do I pay more for a bigger house?
With some services, yes. With us, no: £5 or £8 per property, whatever the size and however many floors.
Can you redraw an old floor plan?
Yes. Upload the old plan or builder’s drawings with readable measurements, and we’ll redraw it in your chosen style.
